Pre Purchase or Pre Sale Timber Pest Inspection and Annual Termite Inspections
A timber pest inspection is a comprehensive visual inspection conducted to Australian Standards 4349.3 2010.
Our motivation is to prove to ourselves the building to be inspected does not have active termite infestation and not simply to assume that infestation is not likely.
The purpose of the inspection is to provide advise within the agreed scope to a prospective, purchaser an owner or other interested party regarding the condition of a property in relation to the activity of timber pests.
Extent of report includes as follows:
- Evidence of the presence of timber pests irrespective of whether past or current
- Evidence of damage caused by timber pests and if such damage has resulted in safety hazards
- Conditions conducive to timber pests. A comprehensive list of risk areas where termites may harbour or gain access to a building.
- An opinion regarding the susceptibility of the building to timber pests.
- Recommendations for further investigations.
- Solutions for termite management of the property to be inspected.
Our equipment used is extensive
Thermal Imaging and Diagnostic Camera
To detect past or current water leaks, termite nests and anomalies where the eye cannot see.
Tramex Encounter Plus Moisture Meter
This meter is a non-destructive overall building inspection moisture meter. It has many unique features that makes moisture measurement and evaluation fast, precise and versatile. The meter detects moisture through paint, wall coatings, dry wall (plasterboard) ceramic tiles, floor coverings, wood, masonry and roof coverings.
Termatrac
This unique device is a great tool to detect and confirm termite presence. The device contains radar, moisture and thermal sensors. The radar allows us to track termite movement and helps pinpoint termite entry points.
Other tools used are ladders high and low powered torches, pocket knives, timber scribblers, overalls and workplace safety equipment.
Sound Tapping Device
This tool is a requirement of the Australian Standard and the preliminary tool used to tap all accessible timbers of a building. Termites typically eat timber from the inside out and by tapping the timber we can determine if there is evidence of underlying termite damage. We then follow through with further tests to detect termite activity.
Items to be Inspected
The Building and the site including fencing that is up to 30 meters from the building and within the boundaries of the site. Where present and accessible, the Inspection shall include:
- The interior of the building.
- The roof space.
- The exterior of the building.
- The sub-floor space.
- The roof exterior.
- The property within 30 m of the building subject to inspection.
